ChallengeOran R-III needed renovation of existing classroom space and a new elementary/jr. high building with a multi-purpose facility that included a kitchen. Like most small schools, they were limited in building funds due to the restraints of the bonding capacity. The district would have to go to the voters and even with successful passage of the bond referendum, the bonds would only cover about half of the badly needed improvement project. The district had not been able to find a company who was willing to investigate different strategies to make their project possible. Project OverviewCTS was able to find a solution to make Oran’s dreams a reality. Three buildings were demolished to make way for an addition to the existing high school to house elementary and jr. high classes along with a new cafeteria/multi-purpose area. The electrical, plumbing and HVAC portion of the new construction was included in the performance contract. The existing cafeteria was renovated into a library and media center with Qualified Zone Academy Bond (QZAB) monies. These strategies reduced the drain on the bond funds making the project possible. The work was accomplished while school was still in session with no interruptions, on schedule and without change orders. The project scope included:
